What does an end of tenancy clean include?

The full set checklist, room by room: kitchen deep clean including the oven, hob, extractor and appliances. Bathroom sanitisation and limescale removal. Floors. Internal windows. Skirting boards, doors and frames. Cupboards and wardrobes inside and out. Light fittings and switches. What's the difference between an end of tenancy clean, a deep clean and a one-off clean?

An end of tenancy clean works to a fixed checklist against a specific standard (the condition recorded at check-in) because a deposit depends on it. "Deep cleans" and "one-off cleans" are general cleans with no fixed scope or standard. We only do the specialist work: tenancy cleans and after builders cleans. If you're after a regular domestic cleaner, we're honestly not the right company.

Do you clean the oven?

Yes. The full kitchen deep clean including the oven, hob, extractor and appliances is part of the standard checklist, not an extra. Worth knowing: ovens are the single most-flagged item in check-out reports, which is exactly why they're built into the scope.

Are carpets included, or a separate add-on?

Vacuuming is included on every clean. Professional carpet cleaning (for carpets that need more than a vacuum) is a priced add-on: mention carpets when you ask for your quote and we'll price it in up front, no surprises on the day.

Do you clean windows? Inside and out?

Internal windows are part of the standard tenancy checklist. On after builders cleans we also do external glass at ground-floor level. We don't work above ground floor outside.

Do you move furniture or clean behind appliances?

Yes. Furniture is moved and appliances are cleaned behind as part of the clean.

Do you clean HMOs and shared houses?

Yes. HMOs, student houses and shared properties are all part of the regular work.

Do you bring your own equipment and products?

Everything: equipment and products both. Eco-friendly options are available if you ask when booking.

Do you clean fridges and freezers?

Yes, inside and out as part of the kitchen scope. One thing that helps: defrost the fridge and freezer at least 24 hours before the clean, so they can be cleaned properly rather than around a block of ice.

Can you deal with heavy limescale?

Yes. Limescale removal from taps and shower screens is on the standard checklist. It matters around here: most of Hertfordshire, Buckinghamshire and Middlesex has hard water, so limescale is one of the most common things a check-out report flags.

What does an after builders clean include?

Full construction dust removal from all surfaces, paint splash and adhesive residue removal, window and glass cleaning, hard floor cleaning and polishing, sanitisation of bathrooms and kitchens, and light fittings, switches and sockets. Will an after builders clean get rid of all the dust?

We remove the construction dust that's settled on every surface. The honest caveat: on a recently finished site, fine dust still hanging in the air will keep settling for a few days after any clean. That's physics, not a shortcut. It's why developers book the sparkle finish as the final detail pass immediately before handover or photography.

Deposits and standards

What do letting agents and inventory clerks actually check?

The check-out report compares the property against the check-in inventory, room by room, photograph by photograph. The most-flagged items are the labour-intensive ones: ovens and extractors, limescale, carpets, the insides of cupboards, and marks beyond normal wear. Our checklist is built around exactly that inspection.

What standard does the property need to reach?

As clean as the check-in report says it was received. Not "spotless in the abstract": the check-in record is the benchmark. And fair wear and tear applies to the condition of the property, not to cleaning: dirt isn't wear and tear. More in our deposits guide.

Can you guarantee I'll get my deposit back?

No, and be careful with anyone who says they can. The deposit decision sits with the landlord, the agent and, in a dispute, the deposit scheme. No cleaning company controls it. What we can do is clean to the standard those schemes expect, against a published checklist, so there's clear evidence of exactly what was done, which is what actually wins deposit conversations.

Do I legally have to pay for professional cleaning when I move out?

No. Since the Tenant Fees Act 2019, tenancy agreements in England can't require you to pay for professional cleaning. What's required is the standard: the property returned as clean as you received it. Whether you get there yourself or book us is your choice. Our free checklist works either way.

What can a landlord deduct from a deposit for cleaning?

The reasonable cost of returning the property to its check-in standard of cleanliness, no more. They can't charge to make it cleaner than it was when you moved in. The full picture, including how disputes are judged, is in Cleaning and Your Deposit.

Is professional end of tenancy cleaning worth it, or should I do it myself?

There's no legal requirement to use a professional. A thorough DIY clean against the checklist can pass a check-out. The trade-off is time and equipment: a whole-property clean to inspection standard is a long day's work even for a team, and ovens, limescale and carpets are where DIY most often falls short of the check-in standard.

How do I get a quote, and what happens next?

Send the property details on the quote page: town or postcode, property size, which clean you need, and any dates. Your quote comes back by email: free, no obligation, and we aim to respond within 24 hours. Everything is in writing, so your agent or landlord can see it too.

Can I call you?

Yes: 01923 939 882, Monday to Friday, 9am to 6pm. We like to confirm the scope and dates in writing too, so most enquiries go through the quote form, but you're welcome to call first.

What are your hours?

Monday to Friday, 9am to 6pm for quotes and questions. Tell us your check-out or handover dates in the enquiry and we'll work around them wherever we can.

Does the property need to be empty?

Yes. We clean empty properties only. That's how the checklist gets done properly: every cupboard, every surface, nothing worked around.

How are keys handled?

For agent-booked cleans we collect the keys from your branch and return them when the job's done. No key safes or meet-ups needed.

How does payment work?

Agents and landlords are invoiced after the job. No upfront deposits.

Can you do short-notice cleans?

Often, yes. Usually 24 hours' notice is enough when the diary allows. Tell us your dates and we'll be straight with you about what's possible.

What if something gets flagged after the clean?

If it's raised within 48 hours of the clean, tell us and we'll come back to put it right, free of charge.

What's the cancellation policy?

Cancellation is free with more than 24 hours' notice. Inside 24 hours, the booking is invoiced in full.

How should I prepare the property before the clean?

Four things make the biggest difference: defrost the fridge and freezer at least 24 hours ahead, remove your belongings where possible (cupboards can't be cleaned inside if they're full), keep the electricity and hot water on, and make sure access is arranged. That's it. We bring the rest.
